Am I required to make my property available to Section 8?
You are not legally required to make your property available to Section 8 tenants. However, if you do choose to participate in the Section 8 program, you must comply with all relevant regulations and guidelines set forth by the U.S. Department of Housing and Urban Development (HUD). -
Are you licensed?
Florida law requires any one who participates in real estate actives to be licensed. All American Realty is licensed, and all our property managers hold an active Florida real estate license. -
Can I reach you after hours?
Yes, for emergency. We have an agent on call 7 days a week after normal business hours. -
Can you put the money directly into my account?
All our payments are made via ACH directly to your account. We send funds once a month and in most cases, you have your payment by the 15th of the month. -
Do I get to see the lease or sign it?
All documents are loaded in the owner portal, under “Document” tab and available 24/7. -
Do you sell real estate too?
Yes, we have a staff of sales agent that would be glad to assist you with a sale or purchase. -
How is rent collection handled?
All rent payments are taken electronically through the resident portal. If we have a resident that has failed to pay rent on time we will take the required action to remedy the situation as quickly as possible. -
How long of a lease do you sign?
In most cases our leases are for 12 months. -
How much security deposit do you charge the tenant?
In most cases the security deposit is equal to one month’s rent. -
How soon can you start managing my property?
Immediately -
What type of properties do you manage?
We manage everything from small apartments to large commercial buildings and everything in between. However we only manage long term rentals. -
What type of reports do I get and how often?
An owner statement is emailed monthly as well as an end of year statement. However owners can run many reports from the owner portal 24/7 -
Who holds the tenant security deposit?
All American Realty will be responsible for collecting, holding and processing all security deposits.
